Currently, in many markets throughout the country, limited inventory and pent up buyer demand has once again resulted in a real estate market that is on fire.  With aggressive buyers submitting compelling offers even before properties hit the market, time is of the essence more so than ever.  I have personally found myself in many situations where I received notification from a listing agent that they have set an offer deadline that expires just a couple of hours (and sometimes minutes) after my clients and I have arrived at the house for our tour.

Obviously, it can be extremely complicated to represent your clients’ interest if you only have an hour to submit an offer and you literally just got to the property.  This can be a frustrating situation for both the buyers’ agent and the buyers who feel there simply isn’t enough time to submit an offer on the property, regardless of how much the buyers may love it.  

In these situations, an absolute lifesaver that I've utilized through the Everynook system has been using the offer submission tool to put together an offer on a property in literally 3 minutes or less, oftentimes while standing at the property with my clients.

By following the guided prompts for the offer terms I am able to dictate all the pertinent terms of an offer and create a letter of intent that I can automatically forward to the listing agent to let them know there is another offer forthcoming.  By doing so I can let the listing agent know, even without the actual contract documents being submitted yet, what my clients’ offer terms will be.  

This way, if the agent will be presenting offers prior to us being able to get the actual signed contract to them, they at least know what we are submitting, how competitive we would be and can communicate our terms to the sellers.  In almost all circumstances the listing agent has been fully candid and let us know if it would be worthwhile to draft the offer based on those terms or if we should save the effort.

I'm fortunate enough to have a rockstar assistant.  Taking the system a step further, once I have created our letter of intent, I then employ the Doc Prep Request tool to send along the indicated offer terms to my assistant.   She receives a request to begin preparing the documents that includes every detail she needs to write a fully complete and thorough offer, including a list of required documents to add to the offer that I can set through the process. She then takes that information, drafts the offer documents and sends them to my clients for electronic signature, again, all while I'm still standing in the front yard of the property with my clients or sitting in my car.

My clients have been thoroughly impressed in seeing this in action.  For them to have a conversation with me while at the property and receive all the documents to sign within a matter of 10 or 15 minutes helps me stand out and lets my clients know I can get things done in a crunch.

In other cases, I have ended the appointment with my clients, sent along the request and everything happens behind the scenes while I am driving along to my next appointment.  The system makes sure I have provided all the necessary details so there isn’t any back and forth or crossed signals between my assistant and I.

So essentially, by taking 3 minutes to complete the offer submission wizard on Everynook, I'm able to either get our offer terms in front of a listing agent during an impending deadline, or I can mobilize my assistant while I’m still sitting in my car to get an offer submitted and sent with minimal effort.
